Water is your home's biggest enemy—not fire, not wind, not snow. Every time it rains, your roof collects thousands of gallons of water. If that water isn't carried safely away from your home, it can soak the soil around your foundation, leading to basement leaks, foundation cracks, mold, and expensive structural repairs.
Your gutters collect the water. Your downspouts determine whether that water becomes a problem.
When water collects around your home's foundation, the surrounding soil becomes saturated. As the soil fills with water, it creates hydrostatic pressure—the force that pushes water against your basement walls.
Eventually, that pressure finds the smallest crack or porous section of concrete and forces water inside. That's why so many wet basements aren't caused by roof leaks—they're caused by poor drainage.
As a general rule, water should discharge at least 4 to 10 feet away from your foundation.
However, distance isn't everything.
If your yard slopes back toward your home, even a 20-foot extension may simply send water right back to the foundation. The goal is to move water away and downhill, allowing gravity to do the work.
A properly graded yard should slope away from the home by approximately 1 inch for every 8 feet (about a 1% slope).
Not every yard drains the same.
Clay soil holds water for a long time. It expands when wet, putting tremendous pressure on foundations. Homes with heavy clay soils often benefit from longer downspout extensions or buried drain lines.
Sandy soil drains much faster but can erode around the foundation if water isn't controlled.
Knowing your soil type helps determine how aggressive your drainage system needs to be.
Many drainage problems are surprisingly simple.
Avoid these common issues:
These problems often go unnoticed until the basement starts leaking.
Depending on your property, several drainage solutions work well.
An inexpensive option that directs water a few feet from the foundation. Great for minor drainage improvements.
Flexible or rigid extensions move water farther away from the house. They're simple to install but should be checked regularly to make sure they haven't shifted.
For long-term performance, buried drain lines are often the best solution. Rigid PVC pipe generally lasts longer and is easier to clean than corrugated pipe.
Many systems terminate with a pop-up emitter that remains hidden underground until heavy rain forces it open, releasing water safely into the yard.
Even the best drainage system won't work if your gutters are overflowing.
Leaves, twigs, roof grit, and shingle granules can clog gutters and buried drain lines, causing water to spill over the sides right next to your foundation.
Watch for these red flags:
The sooner you address these warning signs, the less expensive the repairs usually are.
Foundation repairs can cost tens of thousands of dollars. Improving your gutter and downspout drainage usually costs only a fraction of that.
Moving roof water safely away from your home is one of the simplest—and smartest—investments you can make in protecting your property.
Take a walk around your home during the next heavy rain. Watch where every downspout empties. If water is pooling near your foundation, your drainage system needs attention.
